Cost, timing and what to ask
The 8 questions that actually decide roof replacement, answered with estimated ranges.
Note 01What should I do if a storm blows shingles off my roof?
Catch any water inside, photograph the roof and the shingles in the yard from the ground, and call. Wind on open ground usually opens a roof at an eave, a rake or the ridge, so that edge is covered first, and the rest of the roof is read in daylight once the front has passed. Stay off the roof yourself.
Note 02What is the average cost to replace a roof in Texas?
Published figures for this part of Texas are estimates: an Austin roofer puts most asphalt shingle replacements at about $9,000 to $22,000, a Central Texas roofer at $4.25 to $8.25 a square foot, and a Texas roofer's 2025 range for architectural shingle is $5,000 to $14,000. Your own figure follows the size of the roof, its pitch, the layers coming off and the deck.
Note 03Is a 10 year old roof considered old?
Not for asphalt shingle, which is generally rated at 15 to 30 years. But a ten-year-old roof in Manor has met a decade of fronts, and the first wear usually shows at the edges: a loose starter course, a rake with lifted tabs, sealant drying at a wall. Those are repairs, and worth catching early.
Note 04Do you need a permit to get your roof redone?
In Manor, ask the City first. Building permits are handled by City of Manor Development Services, through its GovWell portal since May 2026, and the City's pages do not say either way for a re-roof. We confirm it with the City before the job and write the answer on the quote.
Note 05Is $30,000 too much for a roof?
For asphalt shingle on a typical Manor house it is above the Austin area's published $9,000 to $22,000, so ask what it includes. It sits well above a Texas roofer's 2025 range for standing-seam metal, $10,000 to $17,000, too. A large, steep roof with many valleys can run higher; the line items should show why.
Note 06What to look for when choosing a roofing contractor?
One who reads the roof before quoting, names the failed edge on a repair, and lists drip edge, starter strip, valley lining and wall flashing as new parts on a re-roof. Texas issues no roofing license, but Manor registers contractors through its GovWell portal, so ask for that registration.
Note 07What are five signs that my roof needs to be replaced?
Leaks in more than one place at once; shingles that crack when lifted along every edge, not just one; granules gone across whole slopes; hail or wind damage counted across most of the roof; and a sag you can see from the street. One failed edge by itself is usually a repair.
Note 08How long do shingles on a roof last?
Asphalt shingles are generally rated at 15 to 30 years, against 40 to 70 for metal. In Manor the edges usually age faster than the field, because wind works the eaves and rakes first, so a roof can need edge repairs well before its slopes are worn out.
