Our Process

How a roofing job runs in Manor, step by step: the call, the written quote, the work and the final walkthrough — and the less expensive option named when there is one.

Roofing in Manor
02Sequence

Four steps, start to finish

Every roof read from the edges in, and a written quote with each edge part listed before any work.

01

Call with what you are seeing

Tell us the address and what is happening: a stain, a drip, shingles in the yard after a front, a strip of metal hanging at the eave.

02

The edges are read first

The eaves, the rakes, the ridge and every place the roof meets a wall, then the valleys and pipe boots, then the open slopes.

03

A written quote with the edges listed

What failed, where, and what is being done about it, in plain language.

04

The work, then the walkaround

Photographs before and after, and a walk around the finished job with you before the final payment, edges first. You keep the photographs.

04Edges first

What to do before a roofer arrives, and what to ask for on the quote

Most of it is done from the ground, and all of it makes the quote easier to check.

01

Catch the water and photograph it

A bucket under the drip, belongings moved, and a few photographs of the stain before anything is touched.

02

Note when it leaks

In every rain, or only when wind drives it sideways. A leak that only shows in a blow points at an edge before anybody climbs a ladder.

03

Walk the edges from the ground

Shingles in the yard, tabs folded back at a rake or along the eave, a strip of metal hanging at a corner, flashing standing away from a wall.

04

Ask for the edges on the quote

Which edge failed, what is being replaced, and on a re-roof, a line for drip edge, starter strip, valley lining and wall flashing, each marked new.

05Availability

Spring fronts set the roofing calendar here

Worth knowing before you start calling around, because the busiest weeks are the worst weeks to be choosing.

When a front crosses Travis County, the calls arrive together. The September 2023 hail reached across Travis and Williamson counties, and the May 2026 storms put one-inch hail near Manor; streets of roofs built in the same years take a storm the same afternoon.

That is the case for getting the edges read on a calm day. A loose strip of drip edge or a lifted rake is cheap to fix before the season and expensive once a front has got under it, and a re-roof goes more smoothly when the City has been asked about a permit ahead of a busy week.

  • Active leaks covered the same day where wind and light allow
  • Small edge repairs booked within the week in normal conditions
  • Temporary cover quoted separately from the permanent repair
  • Re-roofs scheduled outside the storm rush
